task
During the first phase of improvement in 2021, Central refurbished multiple leaking flat roofs, including managing rooftop M&E equipment. We installed a 400m2 liquid roof and 1,000m2 felt roofing using Alumasc products, alongside new windows and rooflights.
approach
Our top priority was one-on-one communication with the school administration staff. Each day, information was shared with the school keeping them informed of our works.
Bad weather – in July and October 2023, there were very wet spells. Our delivery team were very flexible and worked over many weekends to keep the programme dates on track.
Cracked cast guttering had to be handled and removed very carefully due to fragility – scaffolding had to be designed to accommodate this.
solution
With the building being constructed 117 years ago, many original slates were broken, lifted and split. However, a survey found that the structure of the roof was in good condition. In total, 10 steeply pitched roofs of varying shapes were refurbished. The bell tower was also refurbished.
Works included;
- Original slates were removed and carefully lowered to the ground using a hoist
- Stripping existing slates to the rafters and insulating loft space
- Installing new valleys, drainage and ventilation systems
- Felt and batten installation for securing and spacing roof materials
- Installing breathable membrane
- Installing new BMI Redland Cambrian Slate Interlocking Roof Slate Tiles
- Intricate lead flashing details against upstand
