The existing factory-coated roof sheets at our client’s facility had suffered significant deterioration, with loose, flaked coatings, and alkali growth. Additionally, fixings had corroded, and extensive cut-edge corrosion was evident at end laps. Internal gutter systems were failing, exacerbated by vegetation, debris build-up, and nesting birds.

The project posed several challenges. Watertightness was critical due to the highly sensitive documents and materials within the building. Working above an occupied facility required careful coordination to ensure minimal disruption to occupants.Additionally, limited working hours and seasonal weather conditions required strategic scheduling, with extended works conducted during the summer months.
solution
The Central team initiated a comprehensive solution to address the complex challenges. First, we thoroughly cleaned and decontaminated, removing vegetation and bird waste. HD Sharman roof re-coating works were undertaken and guttering was refurbished by the Central team. We implemented the Seamsil system to the cut edge and installed a new bolt encapsulation system for enhanced waterproofing and corrosion protection. Delcote GS guttering coating and Delcote Architectural coating were applied across the roof area, ensuring comprehensive protection. To regulate water flow, damaged siphonic cages and baffles were replaced. Flue penetrations were sealed with metal soaker plates. The project was executed in four distinct phases, minimising disruption.
